General Home Inspection

A general home inspection will give you an overview of the condition of the home and working components for that home.  This inspection will notify you of potential safety concerns and potential defects that could lead to costly maintenance or repairs  now or down the road.

What to expect in the inspection?

  •      Cost is $275 for general home inspections.
  •      Inspection generally lasts 2-1/2 to 3 hours.
  •      You are welcome to accompany me during the inspection and ask questions.
  •      Report follows the appropriate standards for the State of Wisconsin.
  •      Report includes photos to better explain the findings of the inspection.
  •      Report sent by e-mail or can be printed and sent through the postal service.
  •      Report ready in 24 hours.
  •      Inspections will encompass components of the house to include the following:

Structure of home: Basement Foundation Roof

Interior and Exterior Conditions of Home

                     HVAC (Heating and Cooling Systems)

                     Plumbing and Electrical

Grounds and Outbuildings includes Garage and Sheds Decks Patios and More

  • Not inspected:  Private well and sewer systems, swimming pools and saunas and playground equipment.

Radon Testing

Radon Testing available.

Radon is an invisible gas that is only detectable by testing.  Exposure to high Radon levels can lead to lung cancer, and other health problems.

Tests run for 48 hour time frame and results are ready within minutes.

Buying a house?
Have it tested for radon before you by.  Radon mitigation can be run upwards of $10,000.

Pre Home Inspections

5 Reasons to Get Your Home Inspected before you sell.

  • Remove the worry that your house may need costly repairs. Focus on more important things like packing or searching for your next house

Create your best first impression. You only get one chance to make a good first impression, and when your house is on the market a less than spectacular first impression means extended market time and a lower sales price.

Reduce your repair costs. When a home buyer gets wind of a repair that’s needed on your house, they may try to dictate to you how that repair is done. What could have been a small repair could lead to a big repair request.

Prevent closing delays. Some repairs can take a lot of time or the repair company may not have an opening in time to keep your closing date.

Prevent a sale from falling through. Excessive repairs can give your buyer cold feet. When that happens, repairs or repair allowances won’t satisfy them.
